The Home Buying Process

  • 1. Get Pre‑Approved

Your first step is getting a pre‑approval from a lender. This gives you a clear price range and helps you shop with confidence.

  • 2. Define What You’re Looking For

Think about your lifestyle, your must‑haves, and the features that would simply be a bonus. This helps us focus on homes that truly fit you.

  • 3. Tour Homes & Explore Neighborhoods

We’ll visit homes, get a feel for different areas, and narrow down what feels right. This is where the fun really begins.

  • 4. Make an Offer

When you find the one, we’ll review comparable sales and craft an offer that’s strong, competitive, and comfortable for you.

  • 5. Negotiate & Go Under Contract

A little back‑and‑forth is normal. Once everyone agrees on terms, you’re officially under contract and moving forward.

  • 6. Complete Inspections

A home inspector will take a close look at the property. If anything comes up, we’ll talk through your options — repairs, credits, or adjustments.

  • 7. Appraisal & Loan Finalization

Your lender orders an appraisal and completes the underwriting process. You may be asked for a few additional documents along the way.

  • 8. Secure Insurance & Review Final Numbers

You’ll choose homeowners insurance and receive your Closing Disclosure, which outlines your final costs and monthly payment.

  • 9. Final Walk‑Through

Before closing, we’ll do one last check to make sure the home is in the condition you expect.

  • 10. Closing Day

You’ll sign your documents, the loan funds, the sale records, and then the keys are yours. Time to celebrate your new home.
